Follow these steps below to get your Real Estate Salesperson License…
1. MUST be at Least 18 years of age
2. A Legal Resident of the United States
3. Be a Resident of the State of Texas
4. Be of "Good Moral Character"
Past criminal convictions must be reported
Must be current in child support payments
5. Complete The Following Education Requirements:
210 classroom hours of Core Real Estate Courses
Each core course at a proprietary school is equal to at least 30 classroom
hours.
210 classroom hours at 30 hours each is equal to 7 courses
The 7 courses consist of: 4 Required and 3 Electives*
Required courses:
Principles of Real Estate I (0111)
Principles of Real Estate II (0112)
Law of Agency (1111)
Law of Contracts (1200)

TREC FORMS & APPLICATIONS
The remaining courses are core electives and related courses. Some choices are:
Real Estate Law
Real Estate Appraisal
Real Estate Finance
Real Estate Math
Real Estate Marketing
Property Management
Real Estate Brokerage (45-hr course)
Real Estate Investment
Residential Inspection Real Estate Agents
Promulgated Contract Forms
* 2 of the electives can also be "related credit." Acceptable Related credit is defined as 3-
hr college credit course.
With appropriate college credit, you need only five courses: Law of Agency, Law of
Contracts, Principles I & II and one core elective.
(example: Math, History, English, Psychology. )
An unofficial copy of a transcript may be submitted to the Texas Real Estate Commission
with an Education Evaluation Form and $20 Fee, to be evaluated for related credit.
You are urged to send in your college transcript with the TREC Evaluation of Education
Form as you begin your first class.

Although the courses can be taken in any order, the most effective study strategy is to take
the courses in this order: Principles I & II, Law of Agency, Law of Contracts, then your
elective(s).
Principles of Real Estate I is a prerequisite for Principles of Real Estate II.
If taking 7 Core Real Estate courses, copies of the certificates, $20 Fee (if not already paid)
and the Education Evaluation Form should be sent to the Texas Real Estate Commission
upon completion of all courses.
6. ONCE the Evaluation of Education Requirements are met, TREC will send a notice to the candidate. The evaluation process may take 7-10 days.
7. SUBMIT AN APPLICATION FOR INACTIVE LICENSE TO THE REAL ESTATE COMMISSION.

8. After submission of your application online (preferred method) or by mail, TREC may take 7-10 business days to process. PSI may then take 1-2 days to send you a notification by email or a letter of notification for you to schedule to take the State Exam. If applying online, approval is typically 2 days.
9. You will receive your “Candidate Information Brochure” (CIB) from PSI. On the brochure will be your Candidate number. Call PSI Examination Services or register on-line to schedule your exam.
